Amity Manufacturing Plant

Acquired a single tenant manufacturing plant from an investor in Boise, Idaho. The project was acquired off-market with below market rents, significant deferred maintenance and a sublease in place.

After acquiring the property, Yellow Iron completed substantial capital improvements including curing deferred maintenance with the roof, asphalt, siding, and site improvements, and working with the tenant to design and install a paint booth station in the warehouse. Ongoing and future capital improvements include the installation of bollards, yard base and sectional asphalt, a new compressor room, retaining walls, curb and gutter, windows, drywall & scrim repairs, new LED Lights, landscaping work, exterior paint, new storefront, and potential electrical upsizing. Future lease options and a potential expansion are currently being considered. The project is anticipated to be a 3–5-year hold.
