The Approach

IBY Property Owners has employed Yellow Iron to manage the entitlement, reclamation and development of the 150-acre Irwindale Brew Yard industrial site. The existing site contains two depleted quarries, truck parking and unused solar fields. Entitlements will include an environmental impact report, tentative parcel map, specific plan, zone change, development agreement and general plan amendment. To date, Yellow Iron has completed site plan design, engineering and technical studies in support of the environmental impact report, and begun the entitlement process with the City of Irwindale. The reclamation will consist of the importing, processing and placing of 8 million cubic yards of inert debris. The development will include 3 million square feet of industrial and 12,000 square feet of commercial space, offsite utility extensions, water annexation, industrial roundabout and road improvements, private drives, landscaping and underground detention systems for water infiltration.
